Recent projects

Original cloth-insulated wiring, no RCD protection, fuse board tripping under modest load. Two bedrooms unusable after dark.
Complete rewire over 6 days. New 18th Edition consumer unit, additional sockets through every room, USB outlets in bedrooms, dimmable LED zones downstairs. Full EIC issued, all chases made good.
Cramped kitchen-diner, no garden access, dated 1980s lean-to leaking at the flashing.
Demolition, new footings, cavity walls, flat roof with lantern, full electrics and plumbing first fix, plastered ready for kitchen install. Project-managed end to end in 9 weeks.
Awkward sloped ceiling, original lath-and-plaster, tired suite with active leak under the bath.
Strip out, board out, full porcelain tiling floor and walls, new suite with concealed cistern, downlights and extractor. Watertight finish, no compromise on the period proportions.
Three rental properties with C2/C3 codes blocking new tenancies. Different fuse boards, different problems on each.
All remedials completed within a week, fresh EICRs issued and consumer units upgraded where required. Letting agent moved tenants in on schedule.

New staircase, structural floor, dormer, full first-fix carpentry, ensuite plumbed and tiled, lighting designed with the homeowner. Building Control signed off first visit.

Levelled and laid 42 m² of porcelain paving, replaced 18 m of fencing, installed weatherproof outdoor sockets and zoned IP65 garden lighting on its own circuit.

Studwork partitions, acoustic insulation, suspended ceiling tiles, dedicated lighting circuits, Cat6 cabling and dimmer control per room. Delivered out-of-hours with zero trading downtime.
Storm-damaged flashing and a sagging gutter run causing water tracking down the rendered front elevation.
Stripped and re-leaded the lead flashing, replaced 14 m of guttering and downpipes, repointed flashing detail. Render cleaned and sealed. No further water ingress.
