Dormer loft conversions

The most common option for Victorian and 1930s Tunbridge Wells stock, a rear dormer adds full standing head height and the floor area for a double bedroom plus en-suite. We handle structural ridge beams, dormer cheeks and roof in zinc or tile, large rear glazing, full insulation to Part L, and a compliant staircase up from the existing landing.

Hip-to-gable conversions

Where the existing roof has a hipped end (common on 1930s semis and detached), we square the gable up to ridge height and add a rear dormer for maximum usable floor area, typically two bedrooms and an en-suite from a previously unusable loft.

Velux-only conversions

Where head height already exists (steeper roof pitches and Victorian terraces), Velux rooflights alone can create a beautiful bright bedroom or office without the cost or planning of a dormer. Quicker programme, lower budget, same standard of insulation and fire compliance.
