Local issues we see in Sevenoaks
Climate, water hardness, soil type, infrastructure and building age all leave fingerprints on a property. These are the patterns we see week in, week out.
Sevenoaks sits on a mix of Lower Greensand and Gault Clay, both seasonally mobile. Extensions without trial-pit-confirmed depths (often 1.2–1.5m on clay-rich plots) crack at the junction with the existing house within 2–3 winters. We trial-pit every site before quoting foundations.
Many Kippington and central Sevenoaks properties carry their original natural slate and lead-dressed roofs. Lead step flashings perish at 70–80 years; slate nails (especially iron, on Victorian roofs) corrode and let slates slip. Targeted repairs buy time; full re-roofs in matching natural slate are the right call when the timbers are exposed.
Many 1930s detacheds across Riverhead and Otford still have their original or 1970s rewires, too few sockets, no RCD protection, kitchens and bathrooms not to current zonal regs. EICRs routinely flag C2 issues. Full or partial rewires handled with minimum disruption to plasterwork.
Sevenoaks water hardness is among the highest in the South East (300+ ppm in places). Expensive brushed brass and chrome shower fittings scale and pit within 12 months without proper softening. Salt-based softeners on a dedicated bypass protect both the fittings and the hot water system.

Higher-value Sevenoaks projects attract national contractors with sales teams, glossy brochures, and quotes built on PC sums and provisional allowances. The variation list at the end of the build is where the real number lands, usually 30–50% over the headline. Sevenoaks District Council's planning team scrutinises elevation changes carefully, particularly in the Sevenoaks Conservation Area, Kippington Conservation Area and the AONB land that wraps the town. We work routinely with SDC on extension planning, like-for-like roof replacements, lime-render restoration on period elevations, and Article 4 compliance on front-facing elevations. Our role is to make the structural and material choices that maximise the chance of approval.
